ASHWAUBENON – A five-story condominium being built as part of the Aldon Station mixed-use residential development was backed last month by the village’s Site Plan Review Committee.
Community Development Director Aaron Schuette said the building will be located near where the mouth of the Ashwaubenon Creek enters the Fox River outside of the flood fringe and environmentally sensitive areas.
Schuette said the first floor will serve as a parking garage with 17 condominium units on the four floors above.
Of the 42 parking stalls provided for the building, he said 30 will be on the interior of the first floor with 12 exterior stalls.
Schuette said the exterior building materials and locations are consistent with Aldon Station’s approved planned development district (PDD).
They include a mix of masonry, fiber cement panels, stonewood stack panels and metal panels, with all panels required to have concealed fasteners.
Because the building will exceed 50 feet and be within Airport Zone C, he said a height permit will need to be obtained from Austin Straubel International Airport.
In addition, Schuette said with the building also exceeding 60 feet, the PDD will have to be amended, or a conditional use permit must be obtained for height.
Convenience store
In other action, the committee recommended a site plan to construct a 5,200-square-foot Holiday Convenience Store with an eight dispenser fuel island and an accessory car wash on the southwest corner of South Ashland Avenue and Mike McCarthy Way.
Schuette said the project calls for demolishing the existing warehouse building.
“It is not a great building, so it will certainly improve that property by eliminating that building and putting in this new building,” he said.
Schuette said two of the existing driveway access points on Mike McCarthy Way will be used for the convenience store, with a third driveway planned for South Ashland Avenue near the south property boundary.
To use the property for a convenience store with gasoline sales and an accessory car wash, he said it will need to be rezoned B-3 Community Business, which will be on the agenda for final approval Oct. 26 by the Village Board.
In addition, Schuette said a combination certified survey map is being submitted to Brown County to combine three parcels into one to facilitate the site’s development.
He said exterior finishes for the convenience store and car wash at Aldon Station will consist of a stone-look wainscot near the base extending up the corners of the buildings, a storefront window system and a fiber cement wall panel system with concealed fasteners.
Because the property is located in the village’s Sports & Entertainment zoning district, Schuette said the site plan must also be approved by the board.
